Stage 1 - Design |

- Meet with the client to discuss feasibility, cost of fees, range of services etc. (Free of charge)
- Provide a fee tender for acceptance by the client
- Confirm the final brief with the client
- Carry out a dimensional survey of the client's premises
- Create plans, elevations etc. for approval by the client

Stage 2 - Approvals |
|
|
- Lodge building warrant application and liase with building control through the approval of the building warrant
- Lodge planning application and carry out all necessary consultations
|

|
Stage 3 - Tender stage |
|
|
- Send out approved drawings and specifications for the works to contractors (3 or 4 normally) for pricing
- Enter into detailed negotiations between client and contractors to ensure that all of the required works are included in the
contract drawings
- Advise on the appointment of a building contractor
- Create a contract for signing by both parties
- Create final 'contract drawings' approved by client

Stage 4 - On site construction |
|
|
- Construction starts on site
- Carry out site inspections at least once a week to ensure that the works are being carried out in accordance with the contract
documents and meet with the client and contractor
- Advise the client on payment of the contractor at regular intervals
- Advise on any disputes between contractors and clients

Stage 5 - Completion |
|
|
- Organise building control to carry out inspection of buidling works - to issuing of 'Certificate of completion'
- Advise client and contractor when completion of the works is achieved
- Create 'snagging list' for contractor
- Meet with contractor and client to discuss and agree 'final account'
